Spotted a property that feels just right? Contact us as soon as possible, and we'll quickly set up a viewing tailored to your schedule. It's important to act fast as rental property is in high demand and snapped up quickly.
Reserving Your New Home:
Once you've viewed the property, and wish to proceed, we'll need to let the landlord know and present him with supporting evidence as to why you would be a great tenant. They will want to know a little bit about you, when you can move in, have you got children, pets, how many tenants are included and your means of paying your rent.
Once the landlord has accepted you as a potential tenant, you will need to pay a holding deposit, equivalent to one week's rent. Once everything's in order and the tenancy agreement is signed, this amount will be put towards your main deposit.
If you purposely omit to inform us of anything that might come up in referencing that may exclude you from being able to rent, you may lose your holding deposit. However, if the landlord decides to withdraw from going ahead, you will be refunded in full.
Referencing:
You will need to complete a Tenancy Application Form and provide several documents and contact details for referencing, We're all about transparency, so we collaborate with an independent referencing company. They'll manage the essential financial and legal checks, including Right-to-Rent and, for rents over £8,600 monthly, Anti-Money Laundering checks. Upon receiving their report, we'll get in touch to pinpoint your move-in date. It may sound complicated but is a swift and streamlined process.
Tenancy Agreements:
Your tenancy will be an Assured Shorthold Tenancy agreement (AST). This contract is designed with tenant security in mind. Please read the agreement carefully, and make sure you understand its contents. Queries? We're here to clarify at anytime.
Your Security Deposit:
Before moving in, you will need to pay a security deposit, which will be held securely by The Deposit Protection Service, a scheme sanctioned by the government.
Your security deposit will be the equivalent to 5 weeks' rent (or 6 weeks' rent if annual rent is over £50,000) . At the end if the tenancy, this deposit is returned, less any agreed-upon damage deductions. You will receive your deposit's reference number and scheme registration information within 30 days of receipt.
Should any dispute arise, the TDS scheme will mediate and decide on a resolution.
Rethinking Deposits:
We can also offer Zero Deposits as an alternative to the usual security Deposit. With a Zero Deposit Guarantee, you could pay just the equivalent of one week's rent and a nominal set-up fee upfront and then a small annual premium. Check out www.zerodeposit.com for more details
Rent:
Before moving in, you will need to pay from 1 to 3 months reb upfront, depending on the individual landlord.
You can also be charged an additional pet-premium which is capped at £15 per week, per animal, if your landlord has agreed to let you have pets.
It is important that you pay your monthly rental payments on time, as agreed in your tenancy agreement. Failure to do so could incur you late payment charges or you could face eviction.
Moving In:
On the day you move in, one of our team will be there at the property, walking you through all the documents, helping with appliance operations, and answering any lingering questions. We will also go through the property room by room and check for snags, and if the landlord has provided an inventory. we will go through this in detail with you. This is an important detail as it can help to prevent issues at the end of your tenancy and your deposit.
It's also important that we both take a copy of the meter readings so you don't become liable for any of the previous tenant's bills
Maintenance and Repairs:
For any maintenance or repair needs during your stay, please inform us promptly if we're managing the property, or your landlord if they are handling it directly. All concerns will be addressed and prioritised by urgency, and to ensure you are safe and comfortable,
Permitted Fees:
Although you are not charged for referencing at the start of your tenancy, there are still some fees that can be charged to tenants, including but not limited to:
- Late rental payment
- Lost keys and security devices
- Early termination of tenancy
- Changes to tenancy (inc. adding new/aditional tenants)
- Lost, broken or damaged items
- Damage caused by failure to report repair and maintenance issues
